What is a good investment if renting is on your mind – an apartment or villa?

In real estate, no beginning is too small, no investment is too large. If you play it right, it will give you great returns on investment. That said, it is not child’s play and a lot of research has to go into it. Real estate as such pans a wide gamut – shopping centers, office buildings and residential units all being part of it. Here, we are talking about residential units and they too come in a multitude of shapes and sizes. So, how do we decide what is the best investment for us?

Points that make your investment work

The location, the price, and the resale value are the key elements that have to be considered while you invest in a property for rent. The proximity to offices, schools, hospitals, and other conveniences affect the price of the property. The same are the key concerns when it comes to selling or renting a property.

What works for villas

While most of the apartment complexes are within the city limits; the villas tend to be in the suburban areas. And this is a major challenge when it comes to proximity to offices and educational institutions. According to an article in Housing.com, it is normally the bigger families that prefer the villas.

In favor of the flats

Buying a ready-to-move-in flat requires you to pay a chunk of money or take a loan and pay EMI’s over a period of time. However, what works in favor of investing in a flat is the fact that there is a sense of security, community life, and other common facilities that it offers.

A vast majority of real-estate buyers/rentals in India are nuclear families, and for these people, a flat is a safer bet. This makes flats a hot favourite when it comes to real-estate investment. Another factor that works in favor of flats is the proximity to places of work and educational institutions. However, you have to keep a track on the development that the area of your preference is likely to undergo in a period of say, five years. A ready-to-move-in apartment would be an ideal choice because of obvious reasons.

Fortius Waterscape is a state-of-the-art ready-to-move-in apartment close to the hub of industrial development. It is close to the city and is well connected to the airport and various technology parks in Bengaluru. The property is also close to some famous schools and colleges which make it a good investment.

Why 2018 is the year to invest in your dream home

According to a recent study conducted by JLL, about 4.4 lakh housing units were unsold in seven major Indian cities at the end of 2017. However, there is a paradox at play. Even though there is an excess in supply, the prices for housing units have not depreciated in Bengaluru, one of the major cities in this list. This according to experts is a good trend, and 2018 is deemed as the ideal time to invest in ready-to-move-in apartments.

Is there a slowdown in Realty?

Post the demonetisation drive, the real estate sector, had a few hiccups. This was followed by various structural changes after the new real estate law, RERA, came into play. And then, there were a lot of uncertainties that cropped up after GST was implemented. All these factors together led to the slowdown of the real estate sector after the second quarter of 2017.

The Way Forward for Realty

However, it is not bad news all the way. In Bengaluru, the last couple of years has seen an upward trend in residential real estate prices. It has been reported that prices in Bengaluru have gone up by 10 to 30 percent over the last three years, depending on the area. With the city witnessing a robust demand in the commercial real estate with more companies wanting to expand their presence, it is only natural for the residential real estate prices to follow suit.

It is calculated that the city has a demand for about 50,000 to 60,000 units a year even if the migrant population is left out. The city is seeing a push towards semi-urban areas for affordable housing and there is a steep hike in prices just outside the city. Kengeri, Magadi Road, areas around Hebbal, and Devanahalli are seeing a sharp increase in demand.

Even in this scenario, the demand for luxury apartments has not come down in Bengaluru. Old Madras Roadand Whitefield are the prime locations with a lot of luxury apartments and villas opening up.

Old Madras Road is one of those places in Bangalore that is well-connected by road and metro to the heart of the city making it a popular place for a luxury home to call your own.

Latest Infrastructural update on Whitefield Metro

It’s hard to believe that till 1907 Whitefield was home to just about 130 residents. This old British outpost has now made a complete turnaround and is well on its way to becoming the leading commercial and residential hub of Bangalore,” the” place to be.

This village-turned-suburb-turned-city remained a quaint settlement till about the 1990s when the IT boom hit Bangalore. Since then, it has become a major IT hub and home to numerous IT Parks, international chains of 5-star hotels, world-class hospitals as well as malls and international schools.

This is THE new place to be in, especially with the latest infrastructural developments taking place, including the Namma Metro project. The metro will cater to the transport needs of Whitefield under its Phase 2 and will form an extension from Byappanahalli to Whitefield with 13 stations in-between.

Aside from being a great boon for road-users and the frequent traffic congestions experienced on Old Madras road, the project is also slated to improve the supply of piped water. The BWSSB has been granted Rs.1000 crores for various projects including supplying water to areas in eastern Bangalore, which covers Whitefield too.

In fact, people in eastern Bangalore are already beginning to feel some of the benefits of the new infrastructural development. While work on the Namma Metro is progressing fast, so is the road expansion. Two critical roads leading to Whitefield – the KR Puram-Graphite India stretch and the Jayadeva Institute-Central Silk Board stretch are both undergoing expansions and piling work in connection with Namma Metro.

Latest Whitefield Metro Route and Update

The Bangalore Metro Rail Corporation Limited has finished erecting 30 pillars out of 579 pillars needed and work is progressing fast. It has also finished laying 1,100 of the 3,600 pile and pile caps needed along the 15.5 km route. The metro line is slated to run parallel to the Whitefield Main Road before turning right at Hoodi to join Kundalahalli. It will again run parallel to the main road at ITPL before taking left at Hoskote Road and stopping near the Kadugodi police station.

Though it’s projected to finish within 27 months, work might finish earlier considering the speed of progress. The Old Airport Road is also simultaneously undergoing development with underpasses planned at HAL, ISRO and Kundanahalli gate junctions.

With all this development going on, real estate rates are bound to shoot upwards in and around Whitefield, making this the right time to buy into ready-to-move-in projects. Take a look at the luxurious ready to move in Fortius Waterscape homes that are conveniently located near Whitefield.

Whitefield gears up for Pod Taxis

The future is here for those living in Bangalore, especially in Whitefield! The much-hyped project of Personalized Rapid Transport system (the Pod Taxi) is soon expected to become a reality with groundwork slated to start this year. BBMP is hopeful of providing a means of transport that’s even cheaper than the metro.

They are hopeful of transporting about 15,000 passengers every hour in these taxis travelling at speeds of 60 kmph. Each pod will accommodate six passengers and is 3 m long and 2.2 m wide. About 2,100 pods are expected to run along the 70 km stretch in the first phase. Commuters will have to choose a code for their destination and the pod taxi’s doors will open automatically at the stop.

For those of you who enjoy cable car rides, the pod taxis would be a rather enjoyable affair. They are offered as a cheap mode of public transport that’s personalized, on-demand and providing origin-to-destination transport. It is expected to ease common traffic woes faced by people in IT hubs like Whitefield. It’s also supposed to solve the last-mile connectivity issues of the metro as well as the BMTC bus stations along certain routes.

The Route Followed by Pod Taxis in Bangalore

For the first phase, the project is supposed to cover 70 km from the Trinity Metro station to Whitefield. The pod taxis will run on pillars placed on the medians of existing roads with 12 stations along the stretch. The network is expected to be a feeder to the metro and connect Trinity and Baiyappanhalli stations, aside from the proposed Visvesvaraya Industrial Park and Ujwala Vidyalaya station.

The 12 stations covered by the pod taxis from Trinity metro station to Whitefield include Agram, Domlur, Hotel Leela Palace, BEML, HAL airport, Ferns City, Gandhi Nagar, Brookefield, Parimala Sunridge, Nallurahalli, Virginia Mall and Whitefield.

The BBMP is also considering using clean solar energy to run these taxis for a cleaner environment. Trial projects will begin in Indiranagar and Whitefield before covering other parts of the city. It’s planned along six stretches for now which should give the working population of Whitefield a big relief. It’s planned along stretches that see a high footfall of MNC employees.

This vertical transport system may sound futuristic, but it hopes to bring relief to the people living and working in these areas. Fortius Waterscape Honored with IGBC Gold Certificate

The IGBC team studied the measures that we have taken considered all our efforts regarding water conservation, efficient energy use, efficient handling of household waste and reduced dependence on fossil fuels and virgin materials. They were also impressed by the fact that we had retained had retained almost all the original environment (local trees) around our complex. For all our ongoing efforts, they have honored us with the prestigious IGBC Gold Certificate.

Fortius Waterscape is an IGBC Certified Green Building

For IGBC certification, Fortius Waterscape had to fulfill five non-negotiable categories. These are based on:

  • Site selection and planning
  • Water efficiency
  • Energy efficiency
  • Materials and resources
  • Indoor environmental quality

An additional category on innovation and design process is also included in the certification procedure. It’s a matter of great pride that Fortius Waterscape has been able to achieve the best possible result in these categories.

More Lung Space:

Out of a total site area of 9917.27 sq meters, about 2176 sq meters has been retained with its natural topography undisturbed. Credits have also been received for 77.32% of exposed non-roof impervious area covered with high-reflective materials and vegetation.

Better Ventilation:

The project also provides efficient exhaust systems in the kitchens and bathrooms, meeting the minimal air-flow rates. An appropriate efficient rainwater harvesting system has also been installed that can collect 100% of the run-off from roof and non-roof areas.

Nothing Wasted:

Important credits were also attained for an efficient sewage treatment plant that would reuse 100% of the waste water generated onsite for activities including landscaping and flushing. With diminishing water bodies, efficient usage of water is a highly desirable criterion. Benefits of Moving into a Ready to Occupy Apartment

With all the changes in real estate sector last year, things are now finally beginning to settle down for the real estate scenario in India. People who were earlier sitting on the fence undecided where to invest are now finally crossing over and getting back into the investment mode.

Real Estate Investment and the Role of GST

While the purpose of GST (goods and services tax) was to bring in greater efficiency and transparency in the entire tax system, its implementation saw its fair share of teething problems. In the long run, GST is touted to become a booster for the Indian economy, contributing about 13% to the GDP through the real estate sector alone, by 2028. Though this figure might look a little Utopian, for the time being, it is believed to be attainable as numerous other reforms are further poised to be implemented in this industry as well.

It has been proposed that prices of apartments might fall by up to 3% under the new GST regime. While the tax rate on under-construction buildings is supposed to be 18%, the effective rate applicable is only 12% – as one-third of the tax is deducted from the common land value.

The developers tend to benefit too with the cost of logistics and important raw materials like steel and sand decreasing, thus bringing down overall construction costs. This benefit has to be shared with the home buyers as per the new regulations.

However, while developers stand to benefit from projects that are in the under-construction stage, they get to bear the tax burden when it comes to selling their backlog of ready-to-move-in apartments that are out of the ambit of the GST.

The Right Time to Invest is NOW

For those of you who have been sitting fence-gazing till now, this is the best time to hop in and invest in ready-to-move-in homes. There is no waiting period; banks are giving good deals on home loans and there is a surplus in the supply of homes.

The Latest Infrastructural Developments to Hit East Bangalore

People living in East Bangalore are now experiencing the transition in terms of infrastructural developments. They are witnessing improvement to the existing infrastructure. The work on Namma Metro is fast progressing, and so are the road expansions. The downside of all these developments is of course the pollution and traffic congestion which the authorities assure are short term challenges.

Expanding Roadways

Two critical roads to Whitefield i.e., the KR Puram-Graphite India stretch and the Jayadeva Institute-Central Silk Board stretch on the Outer Ring Road are being barricaded, piled and widened to make room for Namma Metro.

The Old Airport Road is also under development since the Bruhat Bengaluru Mahanagara Palike (BBMP) are planning underpasses at HAL, ISRO and Kundanahalli gate junctions. The BBMP is simultaneously working on white-topping of 50 roads which includes stretches of Outer Ring Road in East Bangalore.

Namma Metro garnering steam

The Bengaluru Metro Rail Corporation (BMRCL) which looks at Namma Metro Phase II implementation has made significant headway in starting with road-widening and piling work especially on the stretch between Baiyappanahalli and Whitefield, ITD Cementation India.

The BMRCL has claimed that they are moving as per schedule with the acquisition processes. They are acquiring around 78 acres of land on the 15.25-km Reach 1 extension of which 45 acres of land belongs to the Forest Department. The BMRCL hopes to acquire and develop metro stations, depots and in the long run, utilize some of the land for commercial development as well.

Suburban Trains to the rescue of Whitefield Residents

Since metro and road widening works are pursued simultaneously, there is much traffic congestion for the Whitefield residents, but they are taking to suburban trains as a way out.

Members of Whitefield Rising, a group of active residents, met senior railway officials in the Bengaluru division seeking more suburban trains through Whitefield. They submitted a memorandum to the divisional railway manager pushing for trains from 6 pm to 10 pm which much required for commuters.

If you are someone who likes to be in a quieter, more connected part of Bangalore, do explore our OC received, ready to move in apartments.
