Big Green Go Ahead for Previously Approved Lakefront properties

There is some great news!

The National Green Tribunal (NGT) has dispelled the uncertainty surrounding properties near lakebeds. They have clarified that real estate properties close to lakebeds are safe from any further action if they have obtained the building approval before May 2016. For apartments such as Fortius Waterscape, this is welcome news as we had obtained all the due clearances and approvals before May 2016, as stated by the Tribunal. We have also received Occupancy Certificate (OC) from the concerned authorities and is now at a ready-to-occupy stage.

This news is of importance for the public too. Many home buyers and potential buyers of properties near waterbodies were worried about of NGT’s implications. Many believed that older properties that were not 75-meters away from the periphery of lakes will be banned, which has been proven wrong as per this article.

The BBMP has come in support of the public and the new move of NGT and has issued a circular in March 2017, confirming the same. Authorities pointed out that there were at least 180 layouts and development plans in Bangalore awaiting building plan approval due to confusion over the NGT order.

This photo is from our Lakefront collection taken by renowned C T Uthaiah of World Wildlife Trust.

The Fortius Infra team is in support of the efforts of the National Green Tribunal, and its order that was published on May 4, 2016. The Tribunal wants the buffer zone around lakes in Bangalore to be increased from 30 to 75 meters.

At Fortius Waterscape we have always celebrated lakefront living and we are in corporation with the authorities who are trying to preserve the lake. We have always ensured that there is no threat or disturbance caused to the environment due to the project.

There are many benefits to owning a lakefront apartment too. Apart from the aesthetic point of view, a lakefront property is a great property to invest in as it affords great views than an average apartment. In Bangalore especially, it is a rarity to have a waterfront apartment as there are only 18 lakes in total. And that it is such rarity that makes it all the more special and appealing. Our project Fortius Waterscape is located near Yella Mallappa Shetty lake, one of the largest freshwater lakes in Bangalore and is just 500m off the Old Madras Road.

Eco-friendly Decor Tips to add Greenery to your Apartment

There is something about nature that attracts us. And maybe that’s why people tend to include elements of nature in their homes too. Aside from being soothing to the eyes and adding a splash of color to refresh your mood, they make excellent eco-friendly decor too.

Indoor plants have been used to decorate homes since time immemorial and add grace, elegance, character, texture and good energy into every space they are placed in. Nurturing these plants daily improves your health, concentration and the purity of your indoor air. Here are some ways to place these plants…

  • Hanging art – They look great hanging from a hook on the ceiling, filling the dead air space with beautifully cascading greenery.
  • Clusters – You can keep a bunch of small flowerpots with assorted plants in a corner for an absolutely classy and antique effect.
  • Centerpiece – Another alternative is to keep them as table centerpieces – they look great on your central coffee table as a focal point.
  • Room divider – Instead of using heavy furniture, opt for shelves decorated sparingly with indoor plants to divide the room – what’s more they also help in muffling sound while maintaining some level of privacy as well.
  • Sculptures – You can use large plants that tend to spill out of their containers to make a statement. They make majestic eye-catching rivers of green vistas.

While buying your plants, do make sure that you buy the right kind of potting soil for each plant as well as find out how much sunlight your plants require. This way you know where to place them in your home to prolong their life.

Houseplants not only enhance your home’s decor and ambience, they also improve your general health. And when it comes to buying a home, everyone would love a chance to live in a lush green campus overlooking soothing blue waters.

In Bangalore, Fortius Infra provides you the ideal solution with their Fortius Waterscape apartments that feature numerous floor plans of 2BHKs and 3BHKs; these thoughtfully-designed homes come with large balconies ideal for those who love space and greenery.

These apartments are also IGBC pre-certified green homes set in an 11-acre campus that comprises of 80% open lung space; what’s more, they look out onto a 260-acre picturesque lake with beautiful blue-green vistas. And if you want a share of this bounty, these apartments are also available and read-to-move-in!

Celebrating Diwali in Style at Fortius Waterscape

Deepavali or Diwali is often a festival immersed in nostalgia for many. It brings back childhood memories of fun and joy, a time when some of the finest delicacies and puja offerings were made, or “rockets” were sent from rooftops under the supervision of elder siblings!.

Diwali at Fortius Waterscape was a pleasant throwback to those times, and the resident families got together to participate at this very special time of the year Celebrations, lights, fireworks, rangoli, sweets, savories marked this year’s Diwali at Fortius Waterscape. It was particularly special for the team at Fortius as well as for the residents, as this year’s festival of lights was the first one for those who moved into their new home at Fortius Waterscape.

Diwali in many ways transcends religions. The festival of lights is also easily a popular festival celebrated all over India. It was indeed heartening to see the goodwill from our residents. Many families have moved into Fortius Waterscape as it offers ready to move in homes. Easy-to-follow tips for a harmonious, Vasthu compliant apartment kitchen

The kitchen is one of the few places in our home where the fire, water and air elements are constantly at work. Vasthu Shastra becomes even more important for a kitchen as it prescribes ways to balance the energies and to turn your kitchen into a source of positivity. In our day-to-day life, we need all the positivity we can find!

The ancient principles of Vasthu Shastra are a perfect union of science and traditional knowledge. Some Vasthu tips require planning or structural changes. But we have rounded a few easy-to-follow tips to optimize your present kitchen.

  • Paint a focal wall of your kitchen in “positive” colours of light green, or warm colour shades of yellow/ orange or brown. Another non-obtrusive way to add colour would be by painting the ceiling.
  • The cabinets or backsplash can also have one of these warm colours. These you get decorative and easy to apply vinyl stickers that can add the right amount of colour and sophistication to plain backsplashes.
  • Keep the North-East portion of the kitchen empty, clean and clutter free.
  • Try to store food grains and pulses in the southern and western directions of the kitchen area. This food placement makes sense in terms of accessibility too since according to Vasthu principles a cooking stove is placed in the south-east corner.
  • Dripping taps are considered to produce negative energy. It makes sense from a conservation standpoint too to repair leaky taps.
  • Having Tulsi or Basil plant in the house or balcony is considered good as it purifies the air. It’s ideal to keep it near the kitchen window ledge or in the North-east or South-west direction within the room.

Decor tips: Eco-friendly decor tips to bring a bit of green inside your apartment

People tend to think that making a conscious green choice or investing in green,
eco-friendly products is a pricey affair. If you use upcycled products for your décor you will be doing more good to the environment AND for your wallet! The elements for eco-friendly décor design are pretty simple. Let’s start with some upcycling tips that can be easily done for your house.

What is upcycling?

One man’s trash can truly be another man’s treasure when it comes to upcycling. Upcycling literally means turning something that is unused to something new and useful by using a little bit of imagination.

Upcycled lights

Using upcycled products is not just cost-effective, it also takes care of putting your clutter to good use. Have a few wine bottles lying around? Make pendant lights out of them. Cut the bottom of the glass bottle using glass cutters. Thread the light wire and socket set from the bottom of the wine bottle and out the bottle’s neck. (You can get this as a kit in many of the online sites). Attach the wires to the ceiling box using wire nuts. Put a bulb in the socket on the other end, and voila you have a stylish, chic and upcycled pendant light for your balcony.

Add a splash of green to your house

Probably the most obvious, eco-friendly addition to your home would be indoor plants. You can up the game by using an unused teacup set as a succulent planter! In fact, planters can be anything from teapots to cement blocks! You can also upcycle plain concrete hollow bricks as balcony planters! Add a splash of colour and use clay to close the bottom.

Choice of furniture

When it comes to wood, many are confused on what really is eco-friendly. We have plenty of choices these days when it comes to furniture in terms of materials, textures, shapes and sizes. The cheaper option in many cases (not all) is the processed wood furniture. MDF or Medium Density Fibreboard or compressed wood is used extensively for cabinetries, dining tables, beds, and sofas. It is also not recommended for everyday use as it is considered toxic as it has some of the highest concentration of urea-formaldehyde, and free formaldehyde is considered carcinogenic. Besides, the lifespan of MDF products in India is much less compared to the other alternatives available in the market, as it tends to absorb moisture more.

Upcycling is a popular and an easier way to approach the idea of sustainability. Small steps like these will also help all of us to better appreciate the Nature around us.

Family Outing – Perks of Living in Whitefield

Whitefield owes its current position as one of the top industrial hubs of Bangalore to the IT boom that hit the shores in the late 1990s. Until then, it was a quaint little hamlet far away from the madness of the city.

With a history that goes way back to the late 1800s, Whitefield was a gift from the then Maharaja of Mysore, Chamaraja Wodeyar, to the European and Anglo-Indian communities (E&AI association). David Emmanuel Starkenburgh White, the then president of the E&AI Association, took a keen interest in developing the locality into a liveable and lovable community. The area was later renamed as Whitefield in the memory of the contributions of Mr. White. You can find a touch of Europe in this tiny enclave even today. Home to the country’s very first information technology park International Tech Park (ITPL), Whitefield also offers its visitors much more than just the skyscrapers and the malls.

Whitefield: An Upcoming Cultural Hub of Bangalore

It’s a given fact that Whitefield has everything from IT parks to shopping malls to 5-star hotels that would please a homebuyer immensely, but what comes as a surprise is the area’s rich cultural and art awareness. Whitefield frequently hosts cultural events in venues such as Jagriti Theatre and Counter Culture, where some of the best talents in music, theatre, dance and other performing arts perform for the residents. The reason for this appetite for cultural events is being credited to the large expat population in Whitefield, which insists on having cultural activities every now and then. The area also houses some of the biggest art galleries in the city such as Sara Arakkal Indian Art Gallery.

Whitefield Food Scene

Fortius Waterscape – Now Ready to Move in Apartments, with OC!

The Rakesh’s have already moved into their dream home at Fortius Waterscape. This was possible as our project acquired an occupancy certificate (OC). Many proud owners like the Rakesh family, had a hassle-free moving in experience because Fortius Waterscape apartments checked all the boxes mentioned in the Real Estate Regulation and Development Act, 2016 (RERA) Bill.

RERA, was implemented from May 1, 2017, to protect the interests of real estate customers and their investments. Projects with an OC almost pre-qualifies the RERA Bill.

Why is an Occupancy Certificate Important?

Many may be unaware that an Occupancy Certificate (OC) is a document issued by a statutory authority (such as BBMP and BDA in Bangalore) and it gives the applicant (builder) permission to “occupy” the property. Unless the property/ apartment possesses an OC, the home owner will not be able to resell at a later stage. It also impedes the process of mortgaging the property.

It is the builder’s onus to procure this for their commercial and residential complex and we are pleased to inform that Fortius Waterscape has earned an OC for their project in Whitefield.

How would Namma Metro development increase the value of your Whitefield apartment?

Metro

Metro rail is a comprehensive solution to the vexing transport woes in Bangalore. In fact, the metro, which is still in its developing stages, can eventually turn Bangalore into a less congested city.

Bangalore?s Namma Metro is the second longest operational metro network in India after Delhi Metro and it currently serves around 41 stations spanning 42.3 km. The second phase of the project, slated to be completed in 2021, will add 61 more stations to the network spanning a length of 72.095 km. Once the construction of the Phase2 is completed it will have the following extensions to the existing lines as part of the Phase 2 A ? Mysuru Road-Kengeri, Yelachenahalli-Anjanapura Township, Baiyappanahalli-Whitefield, Nagasandra-BIEC. It also includes the extension work on two new lines i.e. RV Road Bommasandra and Gottigere ? Nagawara ? Bangalore Airport.

The second phase was planned, considering the areas where traffic jams are frequent and connectivity issues are prevalent. This ambitious project not only gives regular travellers hope but also makes investing in Bangalore an option worth considering.

Purple line Metro ? The Baiyappanahalli-Whitefield Route

Whitefield, the upscale enclave of IT hubs and residences, will see a surge in the demand for residences with the upcoming metro station right at its doorsteps. The east-end of the Purple Line will be extended from Baiyappanahalli to Whitefield and the west-end from Mysore Road to Kengeri. The Bangalore Metro Rail Corporation Ltd (BMRCL) responsible for the Namma Metro project is positive that the move will make a substantial impact on Bangalore?s traffic conditions.

Once Phase 2 is rolled out, the residents of Whitefield will be able to travel freely across the city without worrying about time constraints and traffic blocks. The realty market also has seen a significant increase in the demand for residential areas near Whitefield after the Phase 2 announcement. In 2016, Chief Minister Shri Siddaramaiah announced Phase 2 A, an additional 17 km long line from Silk Board to K.R. Puram.
